Bear problems? Here’s a simple solution

by The Schaller Family

Each year has produced its share of summer bear break-ins and bear scares.  John Cunningham of Sunnyvale lives in Sunnyvale but owns a home in the Truckee Lake Tahoe area that has experienced 4 bear break-ins and their accompanying messes.

John’s answer?  An animal electric fence wire across each door and window.  Since this device was installed, bears leave his home alone.  John has installed a number of homes with the electric wires across doors and windows with 100% success so far.  The total instillation has a cost between $400 and $600.   This turns out to be a creative solution for home owners who leave their homes unattended for prolong periods of time.  It can easily be turned off and on before entering.

Invasive weed removed from Lake Tahoe

by The Schaller Family

The Eurasian watermilfoil weed, a fast spreading invasive aquatic weed first was found in Emerald Bay about 10 years ago and has steadily gained a foot hold.  As far as it’s known, Emerald Bay is the only place where the weed has been found.

TRPA, Tahoe Resource Conservation District, UC Davis, California Department of Parks and Rec. and ACE Diving Company jointly undertook the eradication plan by putting down on the lake bottom 8500 sq. ft. of 8’ by 40’ reusable bottom barrier strips in June.   The removal of same resulted in the bottom being clean sand with no weeds.

The method used was experimental but, with the success of this first try, it will be used to clear Lake Tahoe of these invasive pests.

Real Estate – good investment or, stay clear?

by The Schaller Family

This much bantered about question has been in the forefront of many conversation in the last several years.         I wish to buck the popular trend and offer a little insight.    There are a number of reason to buy a home and particularly now.

    You’ll save on taxes

  1. It’ll be all yours
  2. You’ll get a better home.
  3. It offers some inflation protection
  4. Its forced savings.
  5. There’s a lot to choose from
  6. Sooner or later, the market will clear.
  7. You can get a great deal.

These same reasons have always been paramount and never more prevalent  than now.

Home loan modifications starting to work

by The Schaller Family

The new Fannie Mae and Freddie Mac loan modifications in the 2nd quarter of 2010 are beginning to work as was hoped.  Modifications were up 65% while refinances were up 30%.   What is probably more favorable is that the delinquencies in program are down substantially.   These programs are administered through HAMP, Home Affordable Modification Program.

Home prices begin to strengthen

by The Schaller Family Realtors

For the first time in 5 months home owners with homes for sale have stopped lowering the asking price of their homes.  This is significant because it means that more homes are selling at a higher price and signals that Sellers are willing to risk holding strong on their pricing.  The move in this direction gives encouragement that the housing market is trying desperately to right itself all be it slowly.

Home inventories shrinking

by The Schaller Family

Home inventories are getting smaller, which is good news for home owners on several fronts.  First it means that the fewer homes on the market, the remaining homes on the market will sell faster.  Secondly the prices for homes will sell at a higher price.   Presently  home prices are adversely affected by distressed homes lowering the selling prices of competing non distressed properties.

Home prices throughout the nation increased over 3% year over year, except in the west, which only showed an increase 1.8%.  This is still positive news for challenged home owners that are waiting to sell their homes at least at a break even.  These figures are also a signal that the troubled home market is trying to right itself with a better 2012 than 2010.
