23 years ago, when our family arrived in Truckee, home prices were 20% of what they are today.   A current $800,000 dollar home sold for an astounding $200,000.  Many people looked and looked but many couldn’t make up their minds about when to buy. The story went, “The prices will go down and I certainly don’t want to buy at the top of the market.

          Thereafter, for years, we would meet with some these people, that now had become fast friends, and the conversation would, at some point, turn to, “Boy, I wish I had bought before, when the prices were better”.  We don’t see the prices returning to 1987 prices but, there are some incredible values out there with short sales, foreclosures  and, other, need to sell, situations.

           We see a familiar situation developing now, where a pent up demand with people who have always wanted a place in the mountains and in particular Truckee or Lake Tahoe.   They are now starting to look for places in the mountains with the thought, Now is the time, honey.  If we’re ever going to do it, now, is the time.

           Probably, like many predecessors, some may wish, upon finding their place in the mountains, they had acted on their impulse.  Guess we’ll have to see.
